Ruffin Mill

Ruffin Mill is a ~78-acre, industrial development site located in Chesterfield County, VA, approximately 17 miles south of downtown Richmond and five miles from the Richmond Beltway (Route 288) / I-95 interchange. Once completed, the development will consist of ~465,000 SF of Class-A industrial space spread across two buildings positioned to capitalize on the strong fundamentals in the Richmond market, which has a market vacancy below 5% and is benefiting greatly from significant ongoing investment by major manufacturing, data center, and e-commerce users, as well as regional infrastructure improvements. Construction began in Q2 2026 and is slated for a Q1 2027 delivery.
